Selling Property Back to the Brokerage

Any registered plot of land, including its approved improvements, may be sold back to The Wishing Door for 75% of its recorded value.

Upon completion of the buyback:

• ◆All buildings shall be removed from the property registry and considered demolished or dismantled.
• ◆Underground chambers, caves, and constructed caverns shall be cleared from the property.
• ◆Improvements not officially recorded in the property's documentation shall be removed without compensation.
• ◆The land shall return to the brokerage's inventory and become eligible for future purchase.

The brokerage reserves the right to determine how materials and structures are reclaimed.

Upgrading Existing Buildings

Owners wishing to replace an existing building with a larger or more valuable structure may receive a credit equal to 75% of the original building's recorded value.

This credit shall be applied directly toward the construction cost of the replacement.

The following restrictions apply:

• ◆The replacement must belong to a higher building tier.
• ◆The replacement must have a greater total value than the original structure.
• ◆Adding a floor, cellar, or basement to an existing structure does not qualify as a complete building upgrade.
• ◆The existing structure must be surrendered as part of the approved replacement.

Example

A property owner wishes to replace a modest cottage valued at 400 CL with a larger residence valued at 1,000 CL.

• ◆The original cottage provides a 300 CL construction credit.
• ◆The owner must therefore pay the remaining 700 CL for the new residence.
